Reservation (Application for a room) and Lease Agreement

Q:When and how can I make a reservation?
A:You can make a reservation from one month before you move in. Please inquire about available rooms by telephone or by filling the inquiry form on our website.
If you live in Tokyo, you can actually see rooms before you decide.
Q:What do I need to make a reservation or conclude a lease agreement?
A:

If you are a private individual, you need;

  • 1.Reservation form (If you live far away, we will send you the form by fax or E-mail.)
  • 2.Copies of ID with pictures of the contractor and the tenant attached hereto (drivers license, passport and the like)
  • 3.Hanko (or signature)

If you are a corporation, you need;

  • 1.Reservation form (We will send you the form by fax or Email.)
  • 2.Corporation profile
  • 3.A copy of ID with a picture of the tenant attached hereto (drivers license, passport and the like)
  • 4.Corporation seal
Q:Is it possible for two people to share the room? Can my friends stay nights in the room?
A:As a rule, sharing the room and having friends overnight are not allowed.
Q:How do I get the key to my room?
A:One of our staff will come to the house and give you the key on the day you move in.
Q:Do you conduct some kind of checking on prospective tenants? Do I need a guarantor?
A:Yes, we check our prospective tenants according to our rules. We do not require a guarantor, but you will have to provide us with someone in Japan who you are sure that we can contact in any emergency. If you do not have any acuqaintance in Japan, please provide us with your parent.

Rent and payment

Q:How much do I have to pay at the time of conclusion of a lease agreement?
A:You will have to pay rent, maintenance fee and 10,000yen(Only Guest House Musashikosugi required 20,000yen.) of facilities use fee. Facilities use fee is to be paid only once, but it applies again when you wish to move to another room. As for the rent and maintenance fee of first and final months, they will be calculated on daily basis. If a contract starts sometime after 16th of the month, we will also ask you to pay the rent and maintenance fee for next month.
*There is no deposit or agent fee.
Q:Can I use credit cards?
A:You can use VISA, MASTER, JCB, and AMERICAN EXPRESS.
Q:Am I required to make extra payment when I vacate?
A:In principle, there will be no extra payment. However, in the case of excessive dirtiness that cannot be attributed to normal use or in the case of damage done to the room, we may ask for extra payment. Any belongings left behind that need to be disposed of or forwarded may also attract a charge.
Q:How do I pay utility expenses?
A:Electricity, gas and water are included in maintenance fee. However, if expenses become extraordinary high, we may ask you to pay for it.

Cancellation before Expiry and Extension of Lease Agreement

Q:Can I cancel the reservation before moving in or can I cancel the agreement before expiry?
A:

Before moving in:

A cancellation charge of 20,000 yen will be imposed for cancellations within 7 days of the effective date of the agreement.

After moving in:

Please notify by one month before, or you can vacate the room immediately by paying one month rent.

Q:Can I extend the lease term?
A:You cannot extend the lease, because this is a fixed-term lease agreement. If you want to continue to live in your room, you have to make an agreement with us again. In that case, please notify one month prior to the expiration of the agreement. Otherwise you may not be able to make a new agreement with us depending on reservations from other people.

Lifestyle

Q:Can I invite my friends or family to the guest house? Can they stay over night??
A:Non-resident friends or family cannot stay over night at the guest house.
They can visit you in a daytime, but NOT between 22:00 to 9:00.
Q:Can I deliver my luggage or any packages to the guest house? Is it possible to ask house manager to receive them ??
A:The house manager will not take care of packages or registered mail sent to you.
Please arrange a date and a time so that you receive them in person.
Q:Is there a curfew?
A:No, there is no curfew, but please be quiet when you go out or come home in midnight and early in the morning.
Q:Are shower and washing machine available for 24 hours?
A:Shower and washing machine are working for 24 hours, but please avoid using them from late at night to early in the morning because the noise may annoy your housemates.
Q:Do I have to prepare toilet rolls, shampoo, hair drier myself ?
A:Please prepare shampoo, body soap, hair drier, plastic bag for room trash yourself.
House manager will refill toilet rolls, dish liquid, toilet detergent, etc.
Q:Do you have any Party or Event in the guest house?
A:Yes, TOHTO organizes events several times a year. We have done Hiking up to Mt.Fuji, Tsukiji tour, Hiking for enjoying colorful autumn leaves, Sumo(Japanese-style wrestling) watching, etc. It is a good chance to know people from other guest houses, so feel free to join us with your friends! At each house, tenants organize some events themselves. They do Christmas party, Halloween party, NABE party, Farewell party, etc. It seems that the houses which tenants get along well each other often have parties.
