Reservation (Application for a room) and Lease Agreement

Q:When and how can I make a reservation?
A:You can make a reservation from one month before you move in. Please inquire about available rooms by telephone or by filling the inquiry form on our website.
If you live in Tokyo, you can actually see rooms before you decide.

Q:What do I need to make a reservation or conclude a lease agreement?
A:
If you are a private individual, you need;
1. Reservation form (If you live far away, we will send you the form by fax or E-mail.)
2. Copies of ID with pictures of the contractor and the tenant attached hereto (drivers license, passport and the like)
3. Hanko (or signature)

If you are a corporation, you need;
1. Reservation form (We will send you the form by fax or Email.)
2. Corporation profile
3. A copy of ID with a picture of the tenant attached hereto (drivers license, passport and the like)
4. Corporation seal

Q:Is it possible for two people to share the room? Can my friends stay nights in the room?
A:As a rule, sharing the room and having friends overnight are not allowed.

Q: How do I get the key to my room?
A:One of our staff will come to the house and give you the key on the day you move in.

Q:Do you conduct some kind of checking on prospective tenants? Do I need a guarantor?
A:Yes, we check our prospective tenants according to our rules. We do not require a guarantor who can guarantee you totally, but we will ask your family address so that we can make a contact in case of emergency. If you are a foreigner and have Japanese relatives, friends or co-workers, please write their names and addresses.

Rent and payment

Q:How much do I have to pay at the time of conclusion of a lease agreement?
A:All you have to pay is rent,Maintenance fee, and Facilities use fee for the time you vacate. As for the rent of the first and final (partial) months, we will calculate the rent on a daily basis. When you make a lease agreement after the middle day of the month, we will ask you to pay the next month's rent and Maintenance fee also.

Q:Can I use credit cards?
A:You can use VISA, MASTER, JCB, AMEX CARD.

Q:Am I required to make extra payment when I vacate?
A:In principle, there will be no extra payment. However, in the case of excessive dirtiness that cannot be attributed to normal use or in the case of damage done to the room, we may ask for extra payment. Any belongings left behind that need to be disposed of or forwarded may also attract a charge.

Cancellation before Expiry and Extension of Lease Agreement

Q: Can I cancel the reservation before moving in or can I cancel the agreement before expiry?
A:
Before moving in:
A cancellation charge of 20,000 yen will be imposed for cancellations within 7 days of the effective date of the agreement.

After moving in:
Please notify by one month before, or you can vacate the room immediately by paying one month rent and Maintenance fee.

Q:Can I extend the lease term?
A:You cannot extend the lease, because this is a fixed-term lease agreement. If you want to continue to live in your room, you have to make an agreement with us again. In that case, please notify one month prior to the expiration of the agreement. Otherwise you may not be able to make a new agreement with us depending on reservations from other people.

Building and Room Facilities:

Q: What are rooms furnished with?
A:They are furnished with air conditioners, beds (or sets of futon, Japanese style bedding), bedclothes, curtains, trash baskets, storage boxes, and desks (or low tables). Some rooms have refrigerators and TV sets. Please confirm on the guest house pages.

Q: What facilities are there in the common area?
A:There is a kitchen, toilet, shower (free of charge), coin laundry (free of charge in Komae Guest House) and personal computer (internet available, free of charge). In the kitchen there are cooking utensils, dishes, a microwave oven and others.

Q:Do all the rooms have their own keys?
A:Yes, they do. The front entrance has an automatically lockable door.

Miscellaneous:

Q:Do you have a parking lot?
A:Only Minami-Gyotoku Guest House has a parking lot.

Q:Is there a curfew?
A:No, there is not a curfew.

Q: Can I use internet in my room?
A:Yes, you can use internet for free by installing cabled LAN or ADSL. Please bring your PC and cable.

Q:Can I send my belongings to my room before I move in?
A:Sorry, you cannot. The superintendent is not always in the building, and there is no extra space to keep your belongings. Please arrange to have your stuff delivered at a designated date and time after you move in.
